Why we are different

Traditional lenders require satisfaction not only of valuation but also in respect of status, serviceability of loan and confirmation of an exit strategy. Our principal concern is simply the valuation of the property and accordingly, we generally do not require sight of your account or evidence of your ability to repay our loan. As a result, we can complete loans quickly and efficiently.

We lend, not only for property acquisition but also, for non-property related transactions such as asset purchase or cash flow assistance.
Our loans are based on valuation rather than price and for that reason, we can often lend a higher loan value percentage than other lenders. In certain circumstances, we will lend 100% of the purchase price.

As we are non-status lenders, we are happy to lend to business start-ups, phoenix situations and even to prospective borrowers who are experiencing creditor pressure or where their bankers are no longer willing to offer support.

How we do it

We issue an indicative offer immediately upon receipt of your enquiry.

This is based on your estimate of the value of the property which is being offered as security. If this offer is acceptable, we instruct valuers – whenever possible, of your choice – and solicitors to complete the valuation and legal formalities on a fast track basis.

We insist that our prospective professional teams work as a partnership to ensure that potential problems are identified and resolved at the earliest opportunity.
