1. How much can I borrow?
Our minimum loan is £100,000 and our maximum loan is £1,000,000
We will lend up to 80% of the Open Market Valuation of most commercial properties. We do not lend against Purchase Price or “Forced Sale” value, like many other lenders in our sector.
2. How soon can I have the money?
Funds can be made available within 48 hours of initial enquiry as long as a valuation report available and the borrower’s solicitor has all the required documentation. We
endeavour to complete the majority of enquiries within 10 working days of initial enquiry.
3. What security is required?
All our loans must be secured by way of a first charge against land of property located in England, Scotland, Wales and Northern Ireland.
4. What are the interest charges?
Typical interest charges are 1.5% per month. Interest charges are underwritten on each enquiry based on it individual merits. Please contact Excel for further information.
5. Will an adverse credit history or CCJs be a problem?
No. An adverse credit history or CCJs would not prevent Excel from lending. As long as you are not bankrupt, we would be interested in proceeding with your application.
6. How long does it take to receive terms from Excel?
We will endeavour to issue written indicative terms within 2 hours of receiving your enquiry during working hours, as long as all information is provided to Excel.
7. Who will Excel lend to?
Excel will lend to individuals, overseas individuals, UK companies and offshore companies. Our primary concern is the location of the security property rather than borrower.
8. What type of properties will Excel lend against?
Excel will lend against most types of commercial properties located in the United Kingdon. This includes, but is not exclusive to:
- Residential investment properties
- Office buildings
- Industrial units
- Semi-commercial units
- Retail
- Leisure (hotels, restaurants, bars, nightclubs, leisure centres)
- Farms
- Speculative investment properties
- Leasehold properties
9. Will Excel lend against overseas properties?
No. The security property must be located within the United Kingdom.
10. What are the minimum/ maximum loan terms?
Our standard minimum loan term is three months, but should you have a requirement for a shorter terms we would be happy to discuss this with you. Usually our loans are underwritten
for six months, after which we may renew at our discretion.
11. How is it that Excel can act so quickly?
Excel is a principal lender, and your enquiry will go straight through to an experienced underwriter. This enables a quick decision when you need it most.
